Commercial property inventory services are quite common practice nowadays. It is becoming very normal for either the landlord of a commercial property or the tenant to instruct us prior to taking on a new lease.

We are inside offices, health clubs, restaurants, gyms, bars and warehouses either furnished or unfurnished.

We are sometimes asked to go into commercial properties before and after refurbishments are carried out by the tenants. Either way inventory services are becoming very important to new leases within the commercial property world.

The inventory services we offer for our commercial inventories are of the same nature to the residential inventory market. There is no real difference except of the training with our inventory clerks. Our inventory reports are considered fair and third party which is very important if there is a dispute.

It means both parties can rely on the report without any doubts.

We are governed by the Association of Independent Inventory Clerks and we remain impartial.

In a tenancy dispute situation we are there to help if required. We have found that with a solid inventory in place the disputes are far and few between, which is great news for both landlords and tenants.

Yesterday we finished an inventory report on a 5 story office block in the heart of central London. The new company that has taken the lease on instructed us to carry out a commercial property inventory as their insurer said it is something that they advise on getting carried out.

This seems more common now, that insurance companies are advising their clients that having a full inventory in place to include all their computers and furnishings makes a real difference if the need arises to make an insurance claim. Our commercial inventory report will show the property and its entire contents prior to any damage or theft within the offices.

This would be very useful to the company tenant if anything such as this happens to them and their insurer has said it will also increase the speed at which the claim will go through and payment made/works organised.

Commercial property inventories were not in high demand a few years back. Commercial inventories are now required by many tenants and landlords before taking on a premises whether it be a restaurant, bar, health club or offices.

We think this could be as a result of the knowledge that having an un-bias commercial inventory in place can reduce the level of disputes arising within the tenancy agreement or after it.
