When moving into a commercial property as a tenant it is highly important to have an Inventory drawn up

and signed by your landlord prior to signing the tenancy agreement. This way you will have written and

photographic evidence on how the property was handed to you, so no dispute can arise about this.

Commercial properties can be taken in all sorts of conditions and whether it is new or old please use a third

party inventory company such as ourselves and look for regulation by the A.I.I.C.. This shows we have been

trained and know how to compile a report that will stand up in a dispute situation.

European Housing Costs

New reports are showing that UK families are now the third in Europe when it

comes to being worse off for the cost of housing.

The findings, by the EU, have shown that only Denmark and Greece now have

higher costs in housing. This has been highlighted by Shelter a UK housing charity.

According to the European Union, one in six of us in the UK are having to fork out

over 40% of their income on either renting their home or paying their mortgages.

The Chief Executive of Shelter, Robb Campbell, was quoted saying “These figures

are the evidence that the UK housing market is deeply dysfunctional. With so many families

spending huge amounts of their income on their rent or mortgage, people will be making daily

trade-offs between food bills, filling the car tank with

petrol, and paying their housing costs. “And this is not set to get better any time soon. While

the situation is bleak at the moment, a succession of governments failing to provide

much-needed affordable homes means that the future facing our children and our

children’s children is only set to get worse.”

“Housing is the largest monthly cost for most people, yet the affordability of housing is not

getting the same attention as the monthly costs of other essentials such as food or fuel.

“We believe all political parties must recognise that solving our housing crisis is as fundamental

as health and education.”

This is clearly not great news for us in the UK.

Commercial inventories are a vital part of any agreement between landlords and tenants. When a new premises is taken on by a tenant they must have a comprehensive inventory report in place to show the condition of the property. Inventory reports offer assurance to both parties as well as protect any goods inside through the insurance policies held. If a disagreement arises during the tenancy there will always remain the report in place to show how the property was handed over. Insurance companies can use our inventory reports in a claim situation as they are un-bias and fair.

Commercial Inventories need to be carried out by an independent Inventory Company whom can act in a fair and un-bias manner. A great example of this is an Inventory Clerk or Inventory Company that is not offering any maintenance or cleaning services.  Look for the AIIC logo and make sure to find out that the Inventory company is not offering any other services that could make their opinions false to bring in a cleaning job etc.
